The Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020 require landlords to have the installation inspected every 5 years and act on findings.

The Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020 are the law that sets electrical safety duties for private landlords in England. They put the previously good-practice EICR onto a firm legal footing.

The core requirements

Under the Regulations, a private landlord must:

  • ensure the fixed installation is inspected and tested at least every 5 years by a qualified and competent person;
  • ensure it meets the standards in BS 7671;
  • obtain a report (an EICR) and give a copy to existing tenants within 28 days, new tenants before occupation, and the local authority within 7 days of a request; and
  • carry out any remedial work required by the report and confirm completion in writing (see remedial timescales).

Enforcement

Local authorities can require remedial action, arrange for work to be carried out, and impose financial penalties for breaches.

Beyond England
