EICR — Electrical Installation Condition Reports

An EICR is a formal assessment of a fixed electrical installation, recording observations and a satisfactory or unsatisfactory outcome.

What it is

An Electrical Installation Condition Report (EICR) is a formal, documented assessment of the condition of a fixed electrical installation against the current edition of BS 7671 (the IET Wiring Regulations). It records observations, classifies them (C1, C2, C3 or FI) and gives an overall satisfactory or unsatisfactory outcome.

Who it's for

Landlords, letting agents, HMO operators, housing associations, local authorities, facilities managers and commercial property owners.

What is inspected

Consumer units and distribution boards, protective devices (RCDs/RCBOs), circuits and cabling, earthing and bonding, accessories, and a sample of the installation appropriate to its type and use.

Applicable UK duties

For privately rented homes in England, the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020 require inspection and testing at least every five years. This is legislation; BS 7671 is the applicable British Standard. Requirements differ across the UK and by tenure — we confirm the correct duty for your property type.

After an unsatisfactory result

Where an EICR is unsatisfactory, C1 and C2 observations (and any FI) must be addressed to achieve a satisfactory installation. We provide a transparent remedial quotation and, on completion, re-test the affected work and issue appropriate certification.
