What Is an EICR?
An EICR is a formal, documented assessment of a fixed electrical installation against BS 7671, recording classified observations and a satisfactory or unsatisfactory outcome.
An Electrical Installation Condition Report (EICR) is a formal inspection and test of the fixed electrical installation in a property. A qualified person assesses the installation against the current edition of BS 7671 (the IET Wiring Regulations — a British Standard, not legislation), records any observations, classifies each one (C1, C2, C3 or FI) and gives an overall outcome of satisfactory or unsatisfactory.
An EICR helps duty holders demonstrate that an installation is safe for continued use and identifies work needed to keep it that way. For privately rented homes in England, inspection and testing at least every five years is required by the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020.
