How Long Is an EICR Valid?

An EICR is valid until the next inspection date recommended on it — commonly up to 5 years for rented and commercial premises, or sooner if the report specifies.

An EICR is valid until the recommended date for the next inspection shown on the report. There is no single fixed lifespan — the competent person sets the interval based on the type, condition and use of the installation.

Typical validity periods

  • Rented homes (England): up to 5 years — a legal maximum under the 2020 Regulations.
  • Commercial premises: commonly 5 years, subject to risk assessment.
  • Owner-occupied homes: up to 10 years, or on change of occupancy.
  • Higher-risk environments: shorter, sometimes 1–3 years.

When a valid EICR still needs replacing early

Even within its stated period, a fresh inspection may be needed if:

  • the installation is significantly altered or extended;
  • there is a change of occupancy in a rented or sold property; or
  • a fault, fire or flood affects the electrics.

Does an EICR expire on a fixed date?

An EICR does not 'expire' like a certificate with a hard stop, but it recommends a date for the next inspection. Once that date passes, or the installation is significantly altered, a new EICR is needed to demonstrate ongoing compliance.
