Commercial electrical installations demand three-phase supplies, higher loads and stricter compliance than domestic work — designed, installed and certified to BS 7671.

Commercial electrical installations are the systems that power offices, shops, warehouses, healthcare and education premises. They differ from domestic work in scale, complexity and the consequences of getting it wrong — which is why design, installation, inspection and maintenance all demand a higher standard.

What makes commercial work different

  • Three-phase supplies. Most commercial premises take a three-phase supply to serve larger and less balanced loads than a domestic single phase.
  • Higher and more varied demand. Data rooms, HVAC, catering, machinery and lighting all draw on the same installation, so maximum demand and diversity must be assessed carefully.
  • Safety-critical systems. Emergency lighting and fire detection are usually mandatory and tied to the fire risk assessment.
  • Continuity matters. Downtime is expensive, so work is planned around occupancy and critical circuits.

Designing to the standard

Every commercial installation should be designed and installed to BS 7671, the UK wiring regulations. That covers correct cable selection, appropriate protective devices, sound earthing and bonding, and provision for future load such as EV charging.

Certification and compliance

New commercial work is certified with an Electrical Installation Certificate; the ongoing condition of the installation is proven periodically with an EICR. Together these demonstrate that the duty to maintain a safe installation under the Electricity at Work Regulations 1989 is being met.

Keeping it compliant over time

A commercial installation is a long-term asset. Planned inspection, preventative maintenance and prompt remedial works — coordinated across a single programme — protect the business, its people and its equipment, while giving directors and facilities managers the records they need to prove compliance.
